EAC South West Energy Assessment Consultancy

SAP / EPC Energy Rating in Cornwall & the South West

We provide OCDEA-accredited SAP calculations and EPC certificates for new dwellings, conversions and highly glazed extensions across Cornwall and the wider South West. SAP evidences Part L compliance by calculating heat loss, fuel costs and CO₂ emissions.

What are SAP and EPC?

SAP (Standard Assessment Procedure)

A whole-dwelling assessment of energy use, fuel cost and CO₂ emissions. Required for Part L Building Regulations compliance for new builds and many conversions.

EPC (Energy Performance Certificate)

Produced from the SAP model and lodged on completion, the EPC shows an A–G rating. New-build EPCs must be produced by an accredited OCDEA.

Plans with SAP/EPC documentation prepared for Building Regulations compliance
Clear documentation from design to completion.

Eligibility

When do you need SAP / EPC?

Three common scenarios

The SAP assessment stages

Two phases. Engage us early for more options and fewer surprises.

  1. Design stage

    Design Draft
Initial SAP alongside the design — the best time to adjust specs before Planning/Building Regs.
    Design Final
We issue a SAP report demonstrating Part L compliance and a Predicted Energy Assessment (PEA).
  2. As-Built stage

    As-Built Draft
Tell us about design changes during the build so we can re-check compliance and options.
    As-Built Final
We finalise SAP and lodge the As-Built SAP Report and the EPC with Landmark.
Example airtightness test supporting a strong SAP result
Airtightness and junction detailing can transform results.

Checklist

What we need to start

Send drawings/specs electronically or by post — we’ll take it from there.

What is a SAP calculation?

SAP provides a numeric score (1–100+) for annual energy cost, considering:

If the initial design doesn’t comply, we’ll propose pragmatic, usually cost-effective adjustments to achieve Building Regulations Part L compliance. Multi-plot developments qualify for discounts.

Guidance

Tips for a stronger SAP rating

  • Thermal elements

Add as much effective insulation to walls, floors and roofs as practical.

  • Windows & doors

Specify low U-values; consider g-values where relevant.

  • Heating & hot water

Efficient plant + smart controls. Zoning and load/weather compensation help.

  • Airtightness

Target a strong test result; seal the envelope (e.g., parge coat).

  • Thermal bridging

Use Accredited or Enhanced Details to reduce losses and condensation risk.

  • Ask early

The earlier we’re involved, the more options you have and the fewer cost surprises.
